Clarity before you commit

Most homeowners start with pressure to make decisions. Conversations, confusing quotes, conflicting advice; all pointing towards what to do next. With the added worry of getting something expensive wrong.

We're often the only person focused on the bigger picture – not just one part of the process. Our expertise focuses on stepping back, assessing everything properly, and giving you clear, unbiased guidance on how to move forward with clarity and confidence – before you commit time and money in the wrong direction.

Does any of this sound familiar?

Before committing to an extension or architectural plans, it's worth knowing whether you actually need them at all — there are often simpler, more cost-effective ways to make your home work better.

Confusing quotes Quotes have come back but they don't line up and you don't know which to trust.
Do we even need an extension? You're not sure whether you really need one, or if there's a smarter, cheaper route.
Who do we call first? You don't know which professional to speak to first, or in what order.
Budget in the wrong place You're worried about committing money in the wrong place and regretting it later.
Fear of getting it wrong The decisions feel significant and you don't want to get the foundations wrong.
Feeling overwhelmed? You have too many decisions to make and not enough time.

The two ways a renovation can start

Most renovation overspend does not start with one huge mistake. It starts with dozens of small decisions made too late, in the wrong order, or without the full picture.

The common way Start with pressure
Renovation paperwork and samples

On average, 10% of project investment is lost to waste

On a £100,000 renovation, that's equivalent to £10,000 and very often homeowners lose signigicantly more (up to 30%) through lack of strategy. What starts as a simple project, quickly becomes reactive leading to big changes, delays and costly mistakes.

What clients say

We reached out to her after spending countless months in a stalemate, struggling to make decisions and making no progress. Natalie's previous work speaks for itself, but as soon as we spoke we knew she understood our brief and that we could put all our trust in her

- Homeowner - Hale, Cheshire

After buying my home, it was overwhelming to know where to start with renovating, so I turned to Natalie for her help and the whole process was brilliant from start to finish. Natalie listened and took on board what I wanted to do and produced amazing results. It also took away all of the pressure of doing things myself, without knowing where to start!

- Homeowner - Liverpool

We reached out to the team some months ago after being let down , we had already started on our project and felt it wasn’t really going down the path we had originally envisaged & were feeling lost and unmotivated but we needn’t have worried because Leanne quickly reassured us and supported us all the way. We now have a plan we could only have dreamed of, that suits our growing family.

Renovation Strategy Session FAQ's

Where to start with a renovation?

Most homeowners benefit from stepping back before making big decisions. The best place to start is by understanding your property, your priorities, your likely constraints, and the right sequence of decisions. That’s exactly what our Renovation Strategy Session is designed to help with.

What order to renovate a house in?

The answer depends on the property and the scope of work, but in general, the most important thing is to make strategic decisions in the right order — especially around layout, structural thinking, budget priorities and who needs to be involved. We help you identify what should come first, what can wait, and how to avoid decisions that create problems later.

Do I need an architect before booking this session?

No. Many of our clients come to us before they’ve appointed an architect, builder or designer. This session is often most useful at that earlier point, when you need clarity on what kind of help you need and what steps make sense next.

Is this only for large renovations?

Not at all. The session is valuable for a wide range of projects — from single-storey reconfigurations and partial upgrades to more extensive whole-house renovations. If the decisions feel significant, this level of clarity can be useful.

What is the cost of a renovation in the UK?

Renovation costs vary widely depending on the property, the level of work, the location and the quality of finish. While this session does not provide formal costings, it does help you think more realistically about budget, priorities and where costs are likely to sit — so you can make better decisions earlier.

Do I need drawings or plans already prepared?

No. If you already have plans, we can absolutely incorporate them into the discussion. But many clients book before they have drawings, because they want clarity before moving into that stage.

Do you work across Manchester and Cheshire?

Yes — we regularly work with homeowners across Manchester, Cheshire and the North West, including period homes, family homes and properties with renovation potential. We can travel all over the UK if required.

What happens after the session?

After the session, you’ll receive a tailored renovation report with practical next-step guidance. From there, you may choose to move forward independently, or speak to us about further support depending on your project and needs.

Is this session for design or styling advice?

This session is not focused on design details or styling decisions.

It’s designed for an earlier stage — when you need clarity on your renovation as a whole. That includes understanding your property, what to prioritise, what order to approach decisions in, and how to avoid costly mistakes before the project moves forward.

If you’re wanting advice on planning your project to avoid costly mistakes, or making sense of what to do first, this is exactly where the session adds the most value.

Design and interior decisions can absolutely come later — but only once the right foundations are in place.

What happens if I decide to work with you afterwards?

The Strategy Session is a standalone service and many clients use it independently. However, if you decide you’d like additional support and move forward with our design services, part of your Strategy Session investment can be credited back.
